ryan Homes it seems subcontracts out the flooring. here they use a company called ####. they were located in Manassas. In the showroom, the basic stuff that came with the house was explained. We covered the different living areas and ensured that they had the correct info. Then they offered and explained the upgrades. better carpet, other styles, different wood floring types, laminate, and ceramic tiles. So we balanced colors, and styles with what we already selected with the builder. offerings were like burber carpet and other styles, stain resistance, patterns, board width of the hardwood (the wider boards cost more) etc. Most colors were very nuetral. They did have examples of the cabinets and granite that we could use to match the hardwood stain, carpet color, tile, and laminate.
we did have a spending limit there too. now the deal is that we could roll in a certain amount into the mortgage, and if we went over, that would be out of pocket. BTW they may require a deposit % of the overage. We didn't go over, but we did upgrade the carpet and pads. a 10 year (limited of course) warrenty, and the pad is like hypoallergenic or something like that. My wife made the call on all that. I would have been lost without her. We already had the hardwood we wanted in the p/s so all that we had to do was choose the stain.
so I hope it all come together. I think we did good. But hard to tell just looking @ chunks of items.
